TESTING FOR RADON

 

Who Should Test?  The Federal Environmental Protection Agency recommends radon testing to anyone who lives in or rents a home, apartment, condo, or townhouse, anyone who attends a school, day care center, or anyone who is employed at an indoor location. All structures contain radon on all floors at all times, it’s that simple. 

Why Test?  There is no way to know if harmful levels of radon are present without testing! Radon is the #1 cause of lung cancer in non-smokers, both children and adults alike.

When To Test?  The Federal EPA recommends testing at least every 2 years or after a home has been renovated or altered.

How To Test?  In the state of Pennsylvania, only a homeowner or a licensed technician can place or retrieve a radon test. That means that as part of a real estate transaction, the buyer must hire a licensed technician to conduct the radon test.

  • Our tests are completely safe for humans and pets. 

  • Before the radon test is placed, we ask that closed-house conditions are maintained 12 hours prior to placement and continue for the duration of the test.  Closed-house conditions entail keeping all windows closed, keeping exterior doors closed except for normal entry and exit, and not operating fans or other machines which bring in air from outside.  

  • We ensure honest and accurate results, as we are a test only firm and do not install mitigation systems.

 

For private home owners:

  1. A PA state certified technician will answer your call, answer any questions, explain testing procedures, and record all pertinent information to conduct your test.

  2. At your requested date and time, a certified technician will travel to and from the house to place the test.

  3. A few days later (typically around 48 hours),  the technician will drive to and from the house again to retrieve the test.

  4. The technician will then analyze all testing devices at your home or back in our office the same day as test pick up.

  5. We will e-mail you the same day with all test results and recommendations. If not on the same day, then within 24 hours of test pick up.

  6. We answer all follow up questions, retesting vs. long term testing if needed, provide EPA Radon booklets, and recommend radon remediators if required. We also explain a testing program for the new homeowner and family.

As part of a real estate transaction/home inspection:

  1. We can place your test two or three days before your home inspection so that you will receive all radon results (and termite results if ordered) at your home inspection, face to face.

  2. A PA state certified technician will answer your call, answer any questions, explain testing procedures, and record all pertinent information to conduct your test.

  3. Our office will contact one or both agents on your behalf to arrange the test.

  4. They will contact the homeowner in advance to explain all test requirements, such as “Closed House Conditions” and what that requires.

  5. On the appointed day and time the technician will travel to and from the house to place the test.

  6. A few days later (typically around 48 hours),  the technician will drive to and from the house again to retrieve the test.

  7. The technician will then analyze all testing devices at your home or back in our office the same day as test pick up.

  8. We will e-mail you and both agents the same day with all test results and recommendations. If not on the same day, then within 24 hours of test pick up.

  9. We answer all follow up questions, retesting vs. long term testing if needed, provide EPA Radon booklets, and recommend radon remediators if required. We also explain a testing program for the new homeowner and family.

 

 

To sum it up... we take your call, make all arrangements, make two trips to the test house, send an e-mail and written reports, and then provide all follow-up support needed after the test.
